Most "average handyman cost" articles online quote nationwide ranges that have nothing to do with what work actually costs in Rockland County. Labor rates here run higher than the national average, older housing stock takes longer to work in, and the mix of jobs Rockland homeowners request is different from suburban sprawl elsewhere in the country.
To give homeowners a real benchmark, we pulled invoice data from 50 jobs Odds & Ends Handyman Service completed between January 2025 and March 2026 across Rockland County and parts of Westchester. Every job was performed by Daniel Kiely (Lic# H-25-600). All prices below are total invoice amounts (labor plus typical materials provided), in 2026 USD, and reflect what real Rockland homeowners actually paid.
How We Built This Data Set
We pulled every completed job over the 14-month window and removed three categories that would skew the median: jobs under $100 (single-task touch-ups), jobs over $8,000 (multi-room renovations), and any job invoiced as part of a long-running project. That left 50 representative single-visit or short-engagement handyman jobs across the most-requested service categories.
Geographic spread: 31 jobs in Rockland County (Nyack, New City, Nanuet, Pearl River, Suffern, Stony Point, Haverstraw, Piermont, Tappan, Sparkill, Pomona, Congers, Valley Cottage), 11 in Westchester (Tarrytown, Sleepy Hollow, Irvington, Dobbs Ferry), and 8 in northern Bergen County NJ. Median home age in the data set: 1962.

**Median TV mounting job in our data: $245.** The single biggest cost driver is wall material — plaster walls in homes built before 1960 (common in Nyack, Piermont, Tappan, Sparkill, and the older sections of New City) take roughly 30 percent longer because of careful drilling and toggle-bolt mounting that won't crack the plaster.

What Drives a Quote Up or Down
After 25 years of work and looking at this data set in particular, six factors explain almost all the variation:
1. **Home age and wall material.** Plaster, lath, and old framing add 20 to 35 percent to most jobs because techniques and hardware are different. Homes built before 1960 in Nyack, Piermont, Tappan, Suffern, and parts of New City take longer in nearly every category. 2. **Access.** Third-floor walk-ups, narrow stairwells, and tight basements add real time. Same job in a ranch house vs. a 1920s colonial can be a 40 percent time difference. 3. **Texture and paint matching.** Patching is fast. Making the patch invisible against 12-year-old orange-peel texture and faded eggshell paint takes the second half of the job. 4. **Materials.** We can supply or you can supply. Customer-supplied is almost always cheaper if the customer knows what to buy. 5. **Time of year.** Spring (April–June) and fall (September–October) are our busiest windows, with two- to three-week lead times. Winter and mid-summer often have same-week availability. 6. **Bundling.** Multiple small tasks in one visit are dramatically cheaper per task than the same tasks spread across multiple visits — there's no second trip charge and we get the truck unloaded once.
What These Numbers Don't Include
These are real invoices for real jobs, but they're not quotes for your job. Three caveats:
- **Permits.** Some work in Rockland and Westchester requires building department permits. Permit fees vary by municipality and are passed through at cost. - **Materials supplied at retail markup.** When we source materials, we mark them up roughly 10 percent over cost to cover sourcing time. Customer-supplied materials carry no markup. - **Sales tax.** New York sales tax on labor and materials applies where required by law.
